UNIVERSITY BUILDING EXPERT MOLD REMEDIATION AND ROOF REPAIR

We were contracted to re-roof a building at a local University’s campus, totaling approximately 140 square feet. Using a man lift, we conducted standard asphalt shingle tear-off procedures. However, during demolition we discovered mold which required remediation.

Following safety protocols, our crew donned respirators and protective gear to mitigate hazardous exposure to mold and fiberglass. We removed all blown-in insulation using HEPA filter vacuums per industry best practices. The affected areas were then cleaned and disinfected prior to rebuilding.

Upon inspection, we determined the mold growth resulted from inadequate ventilation compounded by clogged intake vents. Working over the Christmas break of the university, we installed bathroom fans with higher CFM ratings and connected them to external flapper vents. This restored proper airflow and ventilation to outside to prevent future moisture accumulation inside the roof.

We resolved the mold issue and completed the roof, prior to students returning from Christmas break and were able to come in under budget. Our technical expertise in mold assessment, remediation, and prevention delivered the safest outcome for the campus facility. FLAT ROOF RE-ROOF

We were contracted to re-roof some flat roof sections of a golf course clubhouse. After tearing off the old roofing, we realized the drainage was inadequate and would lead to standing water. This excess weight and pooled water could cause structural damage over time.

We met with the property owner to develop a solution. Part of the roof had enough slope to use a tapered insulation system made up of angled boards specially designed to facilitate drainage. In other sections, we opted to build up the underlying structure and create more pitch.

With the tapered sections and newly framed slope, water now flows freely to drains across the entire surface. This tapered roof system is an advanced method to recreate positive drainage on aging flat roofs. Proper slope is crucial, as flat roofs are prone to settling and warping.

Additionally, we upsized the roof drains based on the square footage of the roof in accordance with industry standards. Many commercial buildings have outdated drain capacity. Between the tapered layout and increased drainage points, the system is now engineered to quickly channel rain and prevent pooling.

The project addressed both long-term drainage issues and immediate leaks and damage potential. The clubhouse now has a fully functional, modern roof that will protect the building for decades. The owner is pleased with the revitalized structure and drainage. Though simple on the surface, commercial flat roofs require careful assessment and planning to meet codes and structural needs in order to last over time.
